EXHIBIT A <br />Resolution No. _____ Page 8 of 76 <br />Certification of the Magnolia at the Park EIR <br />designed to incorporate the following Project Design Features (PDFs) that would prevent or lessen <br />potentially significant environmental impacts associated with the Project. These PDFs will be <br />implemented in the same manner as mitigation measures. <br />PDF-1: The landscape plan will incorporate the existing mature trees located along the eastern Project <br />site boundary and to the extent feasible protect and preserve the existing mature trees within the 15-foot <br />setback along the southern boundary within the 15-foot setback along the southern boundary that were <br />identified as healthy by the Arborist Report. <br /> <br />PDF-2: The Project will include at least 15 electric vehicle charging stations. <br /> <br />PDF-3: The Project will include installation and maintenance of air filtration systems with efficiencies <br />equal to or exceeding a Minimum Efficiency Reporting Value (MERV) 16 as defined by the American <br />Society of Heating, Refrigerating and Air Conditioning Engineers (ASHRAE) Standard 52.2 within all <br />buildings. <br /> <br />PDF-4: Outdoor trash receptacles will be provided throughout the common areas of the site, including the <br />dog park area, for the tenants to dispose of their refuse in a proper manner. Property maintenance will <br />provide trash and waste material removal, including dog feces disposal bags, to maintain a trash-free <br />property. All wastes shall be collected and properly disposed of off-site. <br /> <br />PDF-5: The Project will include safety design features for security, such as low-intensity security lighting, <br />key pads for building access, security cameras, and 24-hour security personnel. <br /> <br />3.4 Construction Activities and Schedule <br />The Project would be developed over an 18-month period, in one construction phase that includes the <br />following stages: (1) demolition of existing building, pavement, removal of infrastructure and some <br />landscaping; (2) grading and excavation; (3) construction of drainage, utilities, and subgrade <br />infrastructure; (4) building construction; and (5) paving and application of architectural coatings. No units <br />will be leased until construction of the entire Project is completed and occupancy permits have been <br />received from the City. <br /> <br />Construction activities would be limited to the hours between 7:00 a.m. and 8:00 p.m., Monday through <br />Saturday and excluding Sundays and federal holidays, which would be consistent with the City’s Noise <br />Ordinance (Municipal Code Section 18-314; Special Provisions). However, typical construction activities <br />would occur Monday through Friday, generally 20 days a month. Initial site preparation would include <br />demolition of the existing building and several areas of asphaltic concrete pavements. Demolition would <br />remove all subsurface remnants, including foundations, floor slabs, and any utilities that will not be <br />reutilized with the new development. It is anticipated that a maximum of 120 construction workers would <br />be onsite at one time, which would occur during the building construction phase. <br />2-38
