Mr. Michael McCann <br />September 16, 2019 <br />Page 9 <br />PARKING MANAGEMENT PLAN (PMP) <br />To ensure adequate parking is provided for both tenants, employees and guests of the <br />Project, it is recommended that when the Property Owner and/or Property <br />Management Company deems it necessary, the following key Parking Management <br />Strategies be implemented by the Property Owner and/or Property Management <br />Company: <br />PMP Measures <br />The following measures are available to the Project to mitigate any parking impacts <br />or deficiencies in the event the proposed onsite parking supply is determined to be <br />greater than the allocated one parking space per bedroom rate. <br />1. Property Owner/Property Management Company shall assign one (1) parking <br />space to every unit. Additional spaces may be purchased and assigned to any unit <br />that requests additional assigned spaces. These additional purchased spaces will <br />be assigned to the 2"d access/tandem spaces. The Property Owner/Property <br />Management Company shall determine the allocation of parking spaces for <br />resident tenants, guests, retail customers and employees, inclusive of spaces <br />designated and signed for prospective resident tenants and/or short-term parking <br />(1-hour) for retail customers. Figure 8 depicts the potential location of the five <br />(5) spaces designated and signed for prospective resident tenant and/or 1-hour <br />short-term parking for retail customers, subject to approval of the Property <br />Owner/Property Management Company. <br />2. If the Property Owner and/or Property Management Company determine that the <br />actual parking demand for the site exceeds the State Code's affordable housing <br />parking requirement, the Property Owner/Property Management Company shall <br />restrict parking on -site to only residential tenants. The only exception to this <br />would be that the five (5) spaces designated and signed for prospective resident <br />tenants and/or short-term parking for retail customers would remain. <br />All retail customers and resident guests would be required to park in one of the <br />near -by public parking structures or utilize on -street parking. The two (2) closest <br />public parking structures are located on the southwest corner of Main Street/5d3 <br />Street and on 5u Street at Spurgeon Street directly east of Bush Street. Figure 9 <br />highlights the two (2) public parking structures.
