Mr. Michael McCann <br />September 16, 2019 <br />Page 12 <br />CONCLUSIONS <br />The composite parking ratio for the proposed Project is 1.51 spaces per unit (332 <br />provided spaces divided 220 apartment units). Comparing this ratio to what is <br />required by other similar cities shows that the Project provides 10% to 67% more <br />parking spaces than other apartment projects located in a downtown setting. Since the <br />Project falls within the downtown setting and provides the opportunity for alternative <br />modes of travel along with public on -street parking and near -by public structured <br />parking, the proposed Project's parking supply will be sufficient (ample) to support <br />its needs. <br />Further yet, given 5% of the Project's residential units are designated as very low <br />affordable units, the parking ratios for affordable housing developments specified in <br />the California Government Code Section 65915 were applied. From this calculation, <br />the Project would require 325 spaces, comprised of 294 spaces for the residential <br />component, inclusive of handicapped and guest parking, and 31 spaces for the retail <br />component (using the City's TZC retail ratio of I space per 400 SF). When compared <br />to a supply of 332 spaces, the 325-space parking requirement is satisfied and results <br />in a surplus of 7 spaces. <br />Nevertheless, to ensure adequate parking is provided for both tenants, employees and <br />guests of the Project, the Property Owner and/or Property Management Company, if <br />they deem it necessary, would implement the appropriate Parking Management <br />Strategy recommended in this Parking Management Plan to mitigate any parking <br />impacts or deficiencies. <br />We appreciate the opportunity to provide this analysis.
