One Broadway Plaza has been sitting for the duration of my time here. In addition, <br />I have been involved with the neighborhood association of the adjacent Washington Square. I do not <br />believe this is an appropriate site for a building of this height nor for residential space with no onsite <br />parking, among other issues. <br />MY ISSUES: <br />HEIGHT: I don't think 37-stories is appropriate for this site. Yes it was approved by Santa Ana citizens <br />in 2005 but at a narrow margin. Many voted for it because it had a stipulation that it be 50% rented <br />before construction. That had a 10 year time limit which has expired. Also the wording of the ballot <br />measure was tricky, voting no meant you approved of the building which was misunderstood by <br />many. OBP is 1.5 miles from the 5fryiup Broadway, 1 mile using Main and 17tb and 3 miles to Bristol's <br />22fry on ramp. It is in the wrong place. <br />TRAFFIC: The traffic plan is outdated. It was written in 2006 and made projections to 2020, which is <br />now! The tower construction will take 3 years. A new traffic study of the main routs to the 5 and 22 <br />freeways that projects out to 2033 is needed. Also right now there are 1,731 proposed housing units <br />approved or in process in the surrounding area. How can proper mitigation be planned using the 2006 <br />study? <br />HOUSING: The developer has proposed 415 apartments in the tower. He presented the project at a Sunshine <br />Meeting at which he boasted of having affordable housing included. He now wants to buy his way out of the <br />obligation, which is legal.
