Scope of Work — Cornerstone Apartments <br />Cornerstone Apartments is a multifamily affordable housing development that consists of 126 <br />one- and two -bedroom units. The project is located at 805-904 S. Minnie Street, Santa Ana, <br />California. There are eight separate two story buildings that were originally constructed in 1961. <br />The last substantial renovation was in 2003. The buildings are two-story walkups with wood <br />framing and a stucco exterior. There are currently 179 parking spaces on -site, with at least 46 of <br />them being tuck -under spaces. <br />The project is slated to receive approximately 6.3 million dollars' worth of rehabilitation work. <br />This rehabilitation work is expected to increase the useful life of the property as well as improve <br />the living conditions of current residents. <br />There are several major Items included in this work. Eight of 126 current units will be converted <br />into full ADA compliant accessible units. This work will involve demolition of existing walls, <br />abatement, installation of insulation, and electrical panel upgrades. The scope of work is meant <br />to increase unit size space and reconfigure the layout so that it is ADA compliant. There will also <br />be ADA sitework in terms of parking and path of travel. The current scope of work will repave <br />designated areas for ADA accessibility and create ADA markers, signs, and bumpers. <br />One of the major issues identified at the property was the lack of parking for residents. To <br />address this, the project will be installing a car lift system to increase the parking capacity <br />onsite. This car lift system will be located on existing parking spaces at the 810/816 and 828/904 <br />apartments. The car lift system is being manufactured by Klaus Multiparking and will be a <br />standalone two-story structure with a puzzle system. The car lift system will add 30 additional <br />stalls to the project. <br />There will also be the installation of photovoltaic panels on top of a carport structure adjacent <br />to the car lifts, and on top of the adjacent roof. These PV panels will help residents save on their <br />energy costs. There will also be the installation of a solar thermal hot water system. Exterior <br />work will also include the recoating of all elevated deck areas, new silicone roofs, general <br />exterior repairs, and a seismic retrofit of the tuck under parking. The seismic retrofit will install <br />shear panels that are meant to better reinforce the soft story created by the tuck under parking. <br />The existing windows will be replaced with new vinyl dual glazed retrofit windows. The exterior <br />of the buildings will also be repainted. <br />Interior work will include the installation of new Energy Star appliances, bathroom fixtures, <br />maple shaker cabinets and countertops, new blinds, wall heaters, LEED light fixtures, and other <br />general repairs. New acoustic dampening flooring will be installed on the second story units. <br />
