The parties hereby do NOT waive their respective rights to trial by jury in any action or <br />proceedings involving the property or arising out of this Agreement. <br />51. Monthly Rent Schedule: <br />Months 01-12: $5,100 per month <br />Months 13-24: $5,200 per month <br />Months 25-36_ $5,30o per month <br />52. Option for Two Years: <br />Lessor hereby grants, provided Lessee is not then in default under the Lease, an option to extend this <br />Lease for an additional two years from the original expiration date of April3o, 2023 for a period of <br />two years under the same terms, covenants and conditions contained in the original Lease and <br />Amendments thereto provided the following rent is paid to lessor: <br />May 1, 2023-April 30, 2024: $5,5O0 per month <br />May r, 2o24-April 30, 2025: $5,60o per month <br />53. The following items belong to Lessor and have been left at premises to be Used by Lessee (as <br />needed). The following items are to be returned to Lessor upon Lessee's exit: <br />i.
