To ensure the commercial component of the project is constructed, the applicant <br />has agreed to execute a Mutual Declaration of Acknowledgment and Acceptance of Approval <br />Conditions. <br />Onsite Parkinq <br />Onsite parking is proposed in a combination of large, secured parking structures, a small surface <br />parking lot, and in parallel spaces on the project's private lanes. The small surface parking lot will <br />be located on Redhill Avenue and will contain 28 parking spaces. This lot will provide quick, <br />convenient parking to passerby traffic near the project site. In the event the parking lot fills, <br />additional parking will be available in the project site's multiple onsite parking structures. <br />The project site will contain four large, multi -level parking structures wrapped by the project's four <br />primary mixed-use/residential structures (Buildings A, B, C, and D). These structures will contain <br />parking for both residents, residential visitors, and customers and employees of the commercial <br />components. The project will provide 2.0 parking spaces per residential unit and 5 spaces per <br />1,000 square feet of gross commercial area for a total of 2,600 parking spaces. Additional <br />parking details are provided in Table 3: Onsite Parking below. <br />Of the total parking spaces provided, the project will construct 2,388 onsite parking spaces, <br />which will be comprised of 1,988 residential stalls and 351 commercial stalls. Through mandatory <br />onsite valet service, the 351 commercial stalls will be configured to allow up to an additional 49 <br />valet stalls, achieving the commercial parking ratio of 5 spaces per 1,000 square feet (1 per 200 <br />sq. ft.). The 1,988 residential stalls will be retrofit in select areas to contain 212 parking lifts, <br />which will result in a residential parking ratio of 2.0 spaces per unit. The PMP also <br />details how valet services will meet the commercial component's customer and employee needs <br />for onsite parking, for example when the project site's surface parking area reaches full capacity. <br />75C-400 <br />
