Jeremy Ogulnick <br />May 5, 2020 <br />Page 13 <br />PARKING MANAGEMENT PLAN (PMP) <br />To ensure adequate parking is provided for both tenants, employees and guests of the <br />Project, it is recommended that when the Property Owner and/or Property <br />Management Company deems it necessary, the following key Parking Management <br />Strategies be implemented by the Property Owner and/or Property Management <br />Company: <br />PMP Measures <br />The following measures are available to the Project to mitigate any parking impacts <br />or deficiencies in the event the proposed onsite parking supply is determined to be <br />greater than what is provided. <br />RetalYCommercial Com onent <br />1. The Property Owner/Property Management Company will work with tenants of <br />the retail center to implement an employee parking program, with the goal of <br />providing convenient and accessible shopping experience for the customers of the <br />retail center and to leave the most desirable parking spaces within the parking <br />structure for use by customers. The location of designated employee parking <br />spaces will be developed in collaboration between Property Owner/Property <br />Management Company and the tenants. The employee parking spaces will be <br />identified with a white or yellow circle. It is noted that these spaces will be open <br />for customer use. <br />2. The Property Owner/Property Management Company will work with tenants of <br />the retail center to identify the need for "short term/time restricted spaces" on an <br />as need basis, dependent on the needs of the proposed retail and/or food use. <br />These short term spaces will most likely be designated in the surface parking that <br />is located directly in front of Building C. The short-term spaces may be used for <br />"curbside/take out" and/or for service retail -type users. The number and location <br />of spaces will be determined by Property Owner/Property Management Company <br />and the potential tenants. <br />3. If the Property Owner/Property Management Company determines additional <br />parking is needed to meet the parking requirements of the retail/commercial <br />component of the Project the Property Owner/Property Management Company <br />shall implement a valet/valet assist program to accommodate up to 49 spaces. The <br />hours of operation of the valet/valet assist program will be determined by the <br />Property Owner/Property Management Company, and subject to actual demand, <br />may include weekends, between the period 11:00 AM and 10:00 PM, and <br />potentially weekdays during the midday period of 11:00 AM to 2:00 PM to <br />enhance the customer experience accommodate the "lunch time" crowd of the <br />proposed restaurant/food uses. <br />N A2000204274 -The B..v,.
