estimating services during the schematic design, design development and construction document <br />phases. Work products shall include engineering details, engineering calculations, architectural <br />plans, and elevations, material specifications, cost estimate, and final plans and specifications. <br />Prior to acceptance of design, Consultant is to prepare a summary report detailing the effort of <br />utility coordination, IT coordination, and due diligence for the City's review and acceptance. <br />Third -party cost estimate and constructability review may be included in the design effort at the <br />City's request. <br />1. Schematic Design: Develop schematic design site plan drawings illustrating the scale and <br />relationship of project components. <br />2. Design Development: Prepare design development package consisting of: <br />a) Drawings and other documents that outline repairs or solutions and describe the size and <br />character of the project with respect to architectural, interior, structural, mechanical and <br />electrical systems <br />b) Materials and samples <br />c) Other required elements based on the approved schematic design documents. Designs <br />must comply with the current Building codes and any other City requirements. Additional <br />site visits and coordination with City departments will be required to ensure that design <br />development meets the department's needs. <br />3. Construction Documents: Prepare construction documents consisting of plans and <br />specifications calculations, and cost estimates setting forth in detail the requirements for the <br />construction of the project based on the approved schematic design and design development <br />documents. The construction documents will include, but not limited to: plans, details, and <br />specifications for structural, electrical, mechanical, plumbing, ADA requirements, parking, <br />and landscaping; all fully coordinated with the architectural design. Plans should include <br />recommendations for green building standards and sustainable development to reduce costs, <br />improve the health of building occupants, and reduce the negative impacts to the <br />environment. A refined cost estimate based on the final construction documents shall also <br />be prepared. There shall be no additional costs due to revisions of the drawings to bring the <br />design up to code compliance. <br />Assist the City departments in obtaining reviews and approvals from applicable public <br />agencies for design reviews, plan checks, and permits. <br />Assist the City in obtaining all required permits, reports, and other information to bid the <br />project. The City will pay all permit fees. <br />The Consultant shall be required to provide continued communication and feedback with <br />various City personnel throughout the process to provide a cost-effective and quality design <br />that meets the needs of the client department(s). <br />Post Design Services <br />At the City's sole discretion, assist the City Department(s) with the following services. <br />1.
