D. UNDERSTANDING OF NEED (IN GENERAL) <br />Below is an overview of the typical project phases and their tasks. Each project scope will be reviewed and the <br />architectural and engineering services will be tailored accordingly. <br />Protect Orientation <br />Members of our project team will conduct an initial meeting with City staff, facilities team, and other <br />stakeholders to review the project objectives and planning premises. We will tour the existing facility and site <br />to better understand the stakeholders' concerns and their goals. We will obtain and review any existing plans <br />and documents pertinent to the development of the project. Additionally, we will discuss the organizational <br />structure, time schedule, project budget, and other special areas of interest to the City. We will also establish <br />the key architect and client responsibilities, the suggested procedures and priorities, and the methods for work <br />review and approval during the course of the project. <br />Input meetings regarding the architectural programming and design issues will be conducted during the <br />concept master planning and programming phase. Additional meetings will be conducted for review of the <br />conceptual design with the goal to obtain final design approval. <br />Schematic Design <br />Schematic design studies will be developed based upon the results of the conceptual design phase. Sketch <br />studies will be prepared depicting relationships of functional areas, building utilization, and the primary interior <br />activity relationships related to the building and program adjacencies. Schematic site and floor plans, building <br />elevations, building sections and preliminary landscape/parking plans will be prepared. Schematic site studies <br />will also be prepared in order to create architectural site plans to indicate functional site requirements, vehicle <br />and pedestrian circulation systems, signage, etc. All major program elements for a completed project with any <br />requirements for future phasing or program expansion will be outlined. <br />The schematic design documents will be evaluated for the purpose of comparing major advantages and <br />disadvantages, as well as cost considerations. Criteria will be established for all major engineering systems, <br />and will be compared to consider the programmatic, security, environmental, operational and maintenance <br />characteristics. Reviews will be established with the project committee and with applicable governing agencies. <br />A preliminary building code analysis will be reviewed at this time. A preliminary estimate of construction costs <br />will be prepared. At the conclusion of the schematic design phase, a final design concept will be defined and <br />approved. Completion of schematic design documents, sketches, studies, and analysis will occur. A preliminary <br />material board will be prepared based upon the final design concept.
