Developer shall submit a Parking Management Plan and obtain approval <br />from the City for said plan. <br />(9) Tenant Satisfaction Survey. The Developer shall complete and submit to <br />the City biennial tenant satisfaction surveys of tenants. <br />B. Rental Inclusionary Housing Manual. The Developer shall also maintain <br />compliance with the City's Inclusionary Housing Manual for Rental Projects. <br />C. Cure Period. If at any time the City determines that the Restricted Units are not <br />being managed or maintained in accordance with the approved Management Plan, City shall <br />provide Developer and Investor Limited Partner (as defined in the Agreement) with written notice <br />thereof which notice shall include a reasonable cure period not less than thirty (30) days. If the <br />deficiencies are not cured within the cure period provided in the City notice, Developer shall <br />change the management agent or the practices complained of, upon receipt of written notice from <br />the City Project Manager. The City Project Manager may require Developer to change <br />management practices or to terminate the management contract and designate and retain a different <br />management agent. The management agreement shall provide that it is subject to termination by <br />Developer without penalty, upon thirty (30) days prior written notice, at the direction of the City <br />Project Manager. Within ten (10) days following a direction of the City Project Manager to replace <br />the management agent, the Developer shall select another management agent or make other <br />arrangements satisfactory to the City Project Manager or designee for continuing management of <br />the Restricted Units. <br />3.6 Supportive Services: <br />A. Onsite Services. The Developer shall provide on -site services that are available to <br />the residents and shall report to the City annually the services provided. <br />B. Application and Financial Preparedness. Developer shall submit for review and <br />approval by the City a pamphlet or flyer to inform interested persons regarding application and <br />eligibility requirements and to assist interested persons with application and financial preparedness <br />and eligibility for residency at the Project at the initial leasing of the affordable units. Developer <br />shall also work with the City to hold a minimum of two (2) workshops to be coordinated by the <br />Developer at least twelve (12) months prior to the initial leasing of the affordable units. <br />C. Programs and Amenities. Developer shall provide residents of the Project access <br />to discounted or no -cost onsite supportive services, programming, and amenities. <br />D. Coordination with the WORK Center: The Developer and the Property Manager <br />shall enter into a Memorandum of Understanding ("MOU") with the City's WORK Center to <br />provide tenants with information about WORK center opportunities to find better jobs and careers. <br />The goal of the MOU is to ensure that all tenants have been provided an opportunity to connect <br />with the WORK Center and be assisted with the tools and knowledge necessary to enter the <br />workforce or obtain a higher -paying job. <br />13 <br />55A-76 <br />
