not such units possess a valid Certificate of Occupancy for use as rental housing, together with <br />all Housing Services connected with use or occupancy of such Property, such as common areas <br />and recreational facilities held out for use by the Tenant, which is offered or available for rent. <br />(rr) Resident. A person who lawfully occupies a Mobilehome. <br />(ss) School. Any state -licensed child care center, state -licensed family day care, and/or any <br />public, private, or parochial institution that provides educational instruction for students in any or <br />all of the grades from kindergarten through twelfth grade. <br />(tt) School Year. First day of instruction for the Fall Semester through the last day of instruction <br />for the Spring Semester, as posted on the Santa Ana Unified School District website for each <br />year, or, if a student does not attend a Santa Ana Unified School District school, as posted on the <br />applicable school's website or confirmed through a letter from that institution. <br />(uu) Single -Family Home. A detached building containing a single residential dwelling unit <br />separately alienable from any other dwelling unit. <br />(vv) Tenant. A Tenant, subtenant, lessee, sublessee or any other person entitled under the terms <br />of a Rental Housing Agreement or this Chapter to the use or occupancy of any Mobilehome, <br />Covered Rental Unit, or Rental Unit. This includes occupants of residential hotels against whom <br />violations of California Civil Code section 1940.1 have occurred. <br />(ww) Tenancy. (1) In a Covered Rental Unit or Rental Unit, the legal right of a Tenant or any <br />other original Occupant who took possession of the Covered Rental Unit or Rental Unit for the <br />use or occupancy of the Covered Rental Unit or Rental Unit subject to the terms of the Rental <br />Housing Agreement. (2) In a Mobilehome Park, Tenancy is the right of a Mobilehome Owner to <br />the use of a site within a Mobilehome Park on which to locate, maintain, and occupy a <br />Mobilehome, site improvements, and accessory structures for human habitation, including the <br />use of the services and facilities of the Park. <br />(xx) Utility Charges. Any charges for gas, electricity, water, garbage, sewer, telephone, cable, <br />internet, or other service relating to the use and occupancy of a Rental Unit. <br />(yy) Written Notice to Cease or Correct. A written notice provided by a Landlord that gives a <br />Tenant an opportunity to cure an alleged violation or problem prior to initiating legal proceedings <br />to terminate tenancy. Any Written Notice to Cease or Correct must: <br />(1) Be dated and served upon the Tenant, pursuant to at least one of the methods <br />authorized under California Code of Civil Procedure Section 1162, as may be amended; <br />(2) Provide the Tenant a reasonable period to cure the alleged violation or problem; <br />21 <br />
