shall have provided relocation assistance to the displaced Tenant or Resident as required <br />by this Section. <br />2. For Leases entered into on or after July 1, 2020, clause (i) shall apply only if the <br />Tenant/Resident agrees, in writing, to the termination, or if a provision of the Lease <br />allows the owner to terminate the Lease if the Landlord, which must be a natural person, <br />or Landlord Family Member, unilaterally decides to occupy the Covered Rental Unit, or <br />Rental Unit/Dwelling. Addition of a provision allowing the owner to terminate the Lease <br />as described in this clause to a new or renewed Rental Housing Agreement or fixed -term <br />Lease constitutes a similar provision for the purposes of this subsection. <br />3. Removal of the Covered Rental Unit, or Rental Unit/Dwelling pursuant to government <br />order. To use this ground as a basis to evict the Tenant/Resident from the Covered Rental <br />Unit, Rental Unit/Dwelling, the Landlord's termination of Tenancy must incorporate or <br />attach the following: <br />(a) An order issued by a government agency or court relating to habitability that <br />necessitates vacating the Covered Rental Unit, or Rental Unit/Dwelling; or <br />(b) An order issued by a government agency or court to vacate the Covered Rental <br />Unit, or Rental Unit/Dwelling; or <br />(c) A local ordinance that necessitates vacating the Covered Rental Unit, or <br />Rental Unit/Dwelling. <br />If it is determined by any government agency or court that the Tenant is at fault for the <br />condition or conditions triggering the order or need to vacate under Section 6, the Tenant <br />shall not be entitled to relocation assistance as outlined in Section 6(G). <br />4. Vacation of Unpermitted Covered Rental Unit, Rental Unit/Dwelling. The Landlord <br />seeks in good faith to recover possession of an unpermitted Covered Rental Unit, or <br />Rental Unit/Dwelling to end the unpermitted use. The Landlord shall have provided <br />relocation assistance as required by this Section. <br />5. Ellis Act Removal. The Landlord seeks in good faith to recover possession of the <br />Covered Rental Unit, or Rental Unit/Dwelling to remove the building in which the <br />Covered Rental Unit is located permanently from the residential rental market under the <br />Ellis Act and, having complied in full with the Ellis Act and this Section. <br />6. Intent to demolish or to substantially remodel the Covered Rental Unit, or Rental <br />Unit/Dwelling. A Landlord is not permitted to terminate the Tenancy of a <br />Tenant/Resident under this section unless the Landlord has first obtained all permits from <br />the City of Santa Ana to undertake substantial repairs which are necessary to bring the <br />33 <br />
