RFP No. 21-001 for Pre Approval Accessory Dwelling Unit Plans <br />Design Path Studio Proposal <br />4. WORK PLAN (cont.) <br />a. Evaluate the minimum square footage requirements for each space in the proposed unit <br />type including, kitchen, living room, bedroom(s), and bathroom(s), as applicable. These <br />spaces would be incorporated in each, studio, 1 bedroom, 2 bedroom, and 3 bedroom plans <br />(This proposal does not include garage conversion plans, due to the number of unknown <br />site and building conditions of existing structures). <br />b. Consult with city staff to develop an understanding of how homeowners can easily modify <br />the plans to accommodate an ADU on their existing property. Our goal would be to provide <br />options for incorporating the ADUs into various existing conditions while complying with <br />current building codes in order to create a flexible integrated design that accommodates <br />life safety and a cohesive flow to the floor plans. For example, bedrooms would need to be <br />placed opposite the area of the tie into and existing structure in order to allow for egress <br />from bedroom windows to the exterior. <br />c. Create one to three conceptual floor plans with corresponding exterior elevations for <br />each unit type (studio, one -bedroom, two -bedroom, three -bedroom) for city review and <br />comment. We will present these options in the form of sketches to help visualize the <br />different concepts in an efficient manner, and then select which of these concepts will be <br />developed into the eight final plans. <br />d. Using suggestions from staff we will identify the most logical plan for each unit type. These <br />plans would then be incorporated into the design development phase of the project. <br />2: Design Development <br />Deliverables: Floor Plans, Elevations, and Building Sections <br />a. Refine the selected floor plans and elevations for each unit type in CAD with necessary <br />clearances, dimensions, and life safety aspects required by the current codes. <br />b. Generate building sections which correspond to each floor plan and elevation for each <br />unit type. The development of building sections will consider standard framing methods, <br />size requirements from span tables outlined in the building code, and other various code <br />minimum requirements. The size of the framing members will further dictate the overall <br />building envelope for each ADU. <br />c. Evaluate and incorporate standard conventional framing details on a conceptual level for <br />each ADU unit type. A conscious effort will be made to standardize the construction details <br />for simple integration into existing structures. <br />3: Final Building Plan Set <br />Deliverables: Final Set of Building Plans <br />Foundation plan with conventional design for footings and slab construction.
