We currently own <br />and manage 9 separate properties for a total of 180 units. I am intimately familiar with this community <br />and am highly committed to its success. The City of Santa Ana has always been forward looking with <br />an eye towards the betterment of its citizens in both the short and long term. <br />For that reason, I am quite surprised that the Rent Control measure is being considered. While rent <br />control may appear to help affordability in the short run for current tenants, in the long run study after <br />study has shown a sharp decrease in the value of properties, a decrease in the mobility of tenants, <br />and a net detriment to the community. <br />As a landlord, I have a vested interest in taking care of my tenants and a correlated interest in taking <br />care of our properties and the growth and welfare of the community. Rent control measures would tie <br />our hands and prevent us from maintaining our properties and communities in the best way possible. <br />The recent economic downturn has been difficult for everyone — tenants and landlords alike. It would <br />be far more beneficial to tenants, landlords, and indeed the whole community to have social <br />insurance measures come from the government rather than saddle landlords with that <br />burden. Instead of destroying the apartment market, provide assistance to tenants directly. <br />I am including a study (one of many) on the effects of rent control.
