Araiza, Fatima <br />From: <br />Sent: <br />To: <br />Subject: <br />Hello to the e-Comments mailbox, <br />Susan B <susanbrydon@aim.com> <br />Monday, October 04, 2021 2:10 PM <br />eComment <br />Santa Ana Rent Control <br />This very harsh set of demands for rent control in Santa Ana, when a fair plan is already in place state-wide, is <br />unreasonable and will create more problems than it solves for landlords and tenants. <br />Property owners are responsible for the building's mortgage, property taxes that go up 2% per year, building <br />maintenance that includes plumbing, electrical, and utilities, laundry facilities, building exteriors, windows and doors, fire <br />sprinkler systems, landscaping, parking spaces/garages/carports/driveways, entry gates,and more, and then salaries for <br />the building manager and maintenance staff to keep things running safely and smoothly. <br />A comparison of the money coming in from rent and then money going out for expenses would be a shock to those that <br />are ignoring what it takes to keep tenants in a safe and clean building and environment. <br />Building owners that have had Santa Ana properties for many years will be impacted by the unrealistic limitations on rent <br />increases, and for those that have owned properties for a shorter time and have a bigger mortgage and higher property <br />taxes, building upkeep will fall by the wayside. This is a set up for neighborhoods to become slums due to the imbalance <br />of property owners beholden to the tenants. Most property owners do not own their properties outright! <br />Balance for both tenants and property owners is what should be first and foremost. <br />Sincerely, <br />Susan Brydon <br />
