3700 Riverside Drive Mixed -Use Project <br />Environmental Impact Report <br />BURBANK, CA <br />Michael Baker is currently assisting the City of Burbank with preparing a focused <br />Year Completed: In progress Environmental Impact Report (EIR) for the 3700 Riverside Drive Mixed -Use <br />Client: City of Burbank Project (project). The project site is currently developed with an existing carwash, <br />Contact: Daniel Villa, Senior Planner including a pylon sign near the intersection of Riverside Drive and Hollywood <br />DVilla@burbankca.gov Way that was deemed a potential historic resource. The project is proposing to <br />818.238.5250 demolish the existing carwash and redevelop the site as a seven -story, 80,582- <br />gross square foot mixed -use building, consisting of 49 condominium units, 2,141 <br />square feet of ground -level commercial use, a rooftop amenities deck, and surface and subterranean parking. The existing pylon sign <br />would be repurposed and relocated to a different location on the site. The project requires approvals of a Development Review, <br />Conditional Use Permit, Density Bonus Request, and Tentative Condominium Map. <br />Key issues: Key issues are analyzed within the document include historical resources, air quality/health risk, greenhouse gas emissions, <br />noise, historic resources, and transportation/traffic. <br />
