THREE-DAY NOTICE TO QUIT <br />To: <br />Property Address: <br />WITHIN THREE (3) DAYS after service on you of this notice, you are hereby required to quit <br />the subject premises, <br />This Notice is made pursuant to California Code of0vil pr©cedzrre, section 1 161(4) based on your <br />use of the property "contrary to the conditions or covenants of his or her lease". <br />Pursuant to Section 11 of the Lease Agreement you were required to "maintain the grounds and <br />gardens of the Premises in good condition at his own expense. This includes but is not limited to <br />keeping the existing gardens of the Premises weed free and well watered." <br />You have not maintained the lawn by failing to keep it well -watered, causing the lawn to die. The <br />homeowners association has additionally fined the owner for your failure to maintain the lawn. in <br />addition, you have failed to maintain the backyard pool. <br />If you fail to quit move out and surreaader possession of the Property, legal proceedings will be <br />instituted against you to obtain possession, which could result in a judgment against you for <br />possession, holdover damages, attorneys' fees and court costs as allowed by law, plus the <br />Lessor/Agent for Lessormay recover an additional punitive award of six hundred dollars ($600.00) <br />pursuant to California Code of Civil Procedure § 1174(b) for such unlawful detention. <br />State law permits former tenants to reclaim abandoned personal property left at the former address <br />of the tenant, subject to certain conditions. You may or may not be able to reclaim property without <br />incurring additional costs, depending an the cost of storing the property and the length of time <br />before it is reclaimed.
