Resolution No. 2021-XXX <br />Page 5 of 7 <br />EXHIBIT A <br /> <br />Conditions of Approval for Minor Exception No. 2021-03 <br /> <br />Minor Exception No. 2021-03 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with all applicable sections of the Santa Ana <br />Municipal Code, the California Administrative Code, the California Building Standards <br />Code and all other applicable regulations. <br /> <br />The Applicant must comply in full with each and every condition listed below prior to <br />exercising the rights conferred by this minor exception. <br /> <br />The Applicant must remain in compliance with all conditions listed below throughout the <br />life of the minor exception. Failure to comply with each and every condition may result in <br />the revocation of the minor exception. <br /> <br />A. Planning Division <br /> <br />1. All proposed site improvements must conform to the plan attached to this <br />minor exception, except as modified in the conditions of approval. <br /> <br />2. Any amendment to this minor exception must be submitted to the Planning <br />Division for review. At that time, staff will determine if administrative relief is <br />available or if the minor exception must be amended. <br /> <br />3. The proposed fence shall be painted beige to match the existing wrought <br />iron fence on the property. The fence shall be maintained in good condition. <br /> <br />4. The applicant shall obtain a building permit as necessary for the proposed <br />seven-foot high fence. <br /> <br />5. Prior to the final inspection of the proposed fence the broken windows and <br />doors along the south building elevations shall be repaired or replaced and <br />all boards shall be removed from the property. <br /> <br />6. Should the existing shrubs be removed due to the installation of the <br />proposed fence, replacement shrubs (i.e. Bougainvillea, succulents) shall <br />be planted per Santa Ana Municipal Code requirements. <br /> <br />7. Prior to issuance of a building permit, a Property Maintenance Agreement <br />must be recorded against the property. The agreement will be subject to <br />review and applicability by the Planning and Building Agency, the <br />Community Development Agency, the Public Works Agency, and the City <br />Attorney to ensure that the property and all improvements located <br />thereupon are properly maintained, Applicant (and the owner of the <br />property upon which the authorized use and/or authorized improvements <br />are located if different from the Applicant) shall execute a Maintenance
