We reside at 2743 North Flower Street. <br />We believe such development will be detrimental to the area, nearly all residents are completely opposed to the addition of multiple housing units on one lot that will cause traffic and safety problems, create even more problems with schools that are already over- <br />capacity and potentially lower the property values of the existing community <br />There are several concerns of importance as addressed in more detail below. <br />FIrst, if you grant such a proposal to split up a lot into three parcels, what is to say that adjoining neighbors won't attempt to sell and splice up our large lots as well. Our street has a very specific aesthetic, and is known for larger lots with single story ranch style <br />properties owned by single family units, usually in their possession for decades. Allowing one of those parcels to be split up into three, three two story homes will undoubtedly change the character of our neighborhood and street. <br />We all fear that this will only result in more neighbors selling, and the new buyers and developers may attempt to do the exact same thing, change our community and develop our land to make a profit. <br />I did not buy in this neighborhood only to see the aesthetic and property value decline by allowing our lots to be split up and divided into smaller parcels to make a quick buck, which is exactly what Saint Thomas LLC is attempting to do. If they truly cared about <br />the community they would attempt a build in line with the decades old character and rich history of our neighborhood. <br />In addition, there are no guarantees that the property developers have any intent on selling these parcels they are developing. They may be used as short term rentals, air b n b's for example. Having such short term rentals will undoubtedly cause issues with <br />traffic, vandalism, safety of our children and decrease our property values. <br />Traffic and safety of pedestrians are major areas of concern. Traffic in our community as a result of using the parcels as rentals will surge. Traffic with three more households is certain to increase rental or not. The traffic surge during morning rush hours will also <br />negatively impact safety for children, since students walk to school in the mornings. Rental properties are also notorious for parties, parties that bring along incredible safety hazards, noise pollution, alcohol consumption, drug use and the like. Something we do <br />not want in our community. <br />Moreover, the homes on our street are 3-4 bedrooms maximum. Who is to say that multiple families will not reside in one of the proposed new housing units, such as one rental property already on our street. That could result in 5 or more cars per house or an <br />additional 15 plus cars on one street. <br />As stated in the Planning Commission Staff Report, the lot was once owned by a gentleman with a unique and amazing life story, he made this City his forever home, like so many of us have on the street. We merely want our homes to remain safe and continue <br />residing in the community we love. Adding several homes and splitting up lots is going to lead to real life consequences in mass, people selling off their homes to more developers with no interest in anything but money, soon our entire street will be <br />unrecognizable and this will bleed into our surrounding communities of Fisher Park, Floral Park and West Floral Park. <br />This email is in opposition to approval of Tentative Parcel Map No. 2019-01 at 2828 North Flower, sent on my behalf and the concerned residents of the Morrison Park Neighborhood Board Association. <br />-- <br />Kristen M.
