AREA 4: 55 FREEWAY/DYER ROAD <br />The 55 Freeway and Dyer Road Focus Area will <br />transition from a portion of the city that is almost <br />exclusively focused on professional office jobs <br />to one that supports a range of commercial, <br />industrial/flex, and mixed -use development. The <br />intent is to create opportunities for a truly urban <br />lifestyle with easy access to Downtown Santa Ana, <br />multiple transit options, and the new investments <br />and amenities in adjacent communities. <br />Relevant General Plan Goals & Initiatives <br />• Provide open space and recreation amenities for <br />residents, such as an outdoor recreation area, <br />open space plazas, courtyards, and roof decks. <br />Existing Conditions and Key Needs <br />• Within this Focus Area, there are no existing <br />parks or trail corridors. <br />• The area west of State Route 55 (less than half <br />of the total area) overlaps an environmental <br />justice community. Any park and recreation <br />opportunities developed east of State Route 55 <br />should prioritize access to those in neighboring <br />environmental justice communities. <br />• Projected population growth includes densities <br />of approximately 90 dwelling units per acre. <br />• One, high -need unserved area '- " overlaps the <br />55 Freeway/Dyer Road LUE Focus Area. <br />Potential Opportunities <br />• Explore potential opportunities to acquire a new <br />Neighborhood Park. <br />• Develop the Key Connection trail corridor, east <br />along West Warner Avenue from the Pacific <br />Electric (Maple Street) Bike Trail. <br />• Extend the Class IV trail corridor along West <br />Warner Avenue and East Dyer Road. <br />0 SANTA ANA PARKS MASTER PLAN N CHAPTER 4: PARK ACCESS, EQUITY AND OPPORTUNITIES S <br />
