PHILLIP BONINA I PAGE 2 <br />L.A. County I Read Estate Property Management/Lease Negotiations <br />Mr. Bonina supervised provision of property management/lease negotiation services for more than 120 <br />properties for the County's Department of Public Works. Paragon's role involved determining which department <br />sections should remain in their current locations, preparing broker's opinions of value, and proposing lease <br />terms and rental rates. He additional oversaw preparation of new amendments/agreements for execution <br />between landlords and the County. <br />The ACE Project Gateway to America I Alameda Corridor -East Construction Authority <br />Mr. Bonina is responsible for the property management activities on various commercial, residential and <br />industrial properties. His responsibilities include lease negotiations, rent collections, utility coordination, site plan <br />reviews, permitting, cost to cure, and demolition oversight. Other duties include ensuring proper maintenance <br />of properties and addressing tenant concerns. <br />Alameda Corridor -East Construction Authority (ACE) I Durfee Avenue Grade Separation <br />Mr. Bonina managed the acquisition of 18 commercial, residential, and industrial properties, along with the <br />relocation of several businesses impacted by the Durfee Grade Separation Project. Acquisition services <br />included securing both partial and full takes, utility easements, permits to enter, rights of entry, temporary <br />and permanent parking agreements, and licenses and leasehold agreements. Mr. Bonina also oversaw the <br />property management activities on various commercial, residential, and industrial properties. His responsibilities <br />included lease negotiations, rent collections, utility coordination, site plan reviews, permitting, cost to cure, and <br />demolition oversight. Other duties included ensuring maintenance of acquired properties and addressing <br />tenant concerns. Mr. Bonina additionally worked with the design team to redesign and reroute the water line for <br />Pico Water District to avoid impacts to the bridge. <br />Orange County Sanitation District I Right of Way and Real Estate Property Management Services <br />Mr. Bonina provides right of way acquisition services and management to OCSD to improve monitoring of its <br />properties, better manage risk, maximize license and lease revenues, and reduce costs. Mr. Bonina managed <br />the rights analysis for over 400 miles of. OCSD trunk lines. <br />City of La Canada Flintridge 1 1-210 Soundwalls Improvement Project, Phase II <br />Mr. Bonina provided right of way acquisition services involving temporary construction easements from <br />five property owners for Phase II of this project. He prepared Caltrans right of way data sheets and cost <br />estimates, obtained preliminary title reports, appraisals, review appraisals, oversaw acquisition and negotiation <br />of temporary construction easements, and oversaw escrow coordination. Mr. Bonina also led right of way <br />mitigation support to eliminate impacts to one large property and obtained Caltrans right of way certification. <br />Los Angeles County Metropolitan Transportation Authority (Metro) 1-710 Freeway Sound Wall <br />Improvements <br />Mr. Bonina is managing the acquisition of both permanent and temporary easements for 11 parcels. This effort <br />entails securing property title reports, plat maps, and legal descriptions; appraisals and review appraisals; <br />drafting PSAs; negotiations; and escrow coordination. Mr. Bonina is working closely with Caltrans and Metro to <br />complete Caltrans right of way certification. <br />City of Corona I McKinley Street Grade Separation Project <br />Mr. Bonina is the project manager for the McKinley Street Grade Separation Project. The project is located <br />in the area from SR-91 to Magnolia Avenue in the City of Corona. Paragon is providing turn -key right of <br />way services, including title/escrow, appraisal, acquisition, relocation, and property management services, <br />in addition to worked with the design engineer to minimize property acquisition to impacted parcels.
