8 City of Santa Ana On Call Right -of -Way Services: Property Management <br />C. UNDERSTANDING OF NEED <br />The City of Santa Ana is seeking a professional consultant to coordinate and manage property management <br />tasks with the City. Monument will provide post acquisition property management services during the transition <br />from occupancy to demolition, including the coordination of utility connections and disconnections, preparing and <br />facilitating short-term rental agreements, rent collections, providing eviction services, property maintenance and <br />security, preparing and issuing notices to vacate in accordance with state law, coordination of final asbestos and <br />lead surveys, and monitoring the demolition of structures and removal of underground storage tanks or other <br />environmental concerns. <br />Not only does Monument have a clear understanding of the City needs, we have over a decade of experience <br />working directly with the City of Santa Ana delivering many projects. As mentioned in this proposal, many of our <br />team have delivered projects and worked with the City, including Principal -in -Charge, Daniela Borbe. This direct <br />experience working with the City of Santa Ana provides Monument valuable insight into the City's real estate and <br />right-of-way needs.
