Wcli 11119_0 <br />Conditions of Approval for Site Plan Review No. 2022-02 <br />Site Plan Review No. 2022-02 to allow the infill construction of a new single-family <br />residence is approved subject to compliance, to the reasonable satisfaction of the <br />Planning Manager, with all applicable sections of the Santa Ana Municipal Code, the <br />California Building Standards Code, and all other applicable regulations: <br />The Applicant must comply with each and every condition listed below prior to exercising <br />the rights conferred by this conditional use permit. <br />The Applicant must remain in compliance with all conditions listed below throughout the <br />life of the conditional use permit. Failure to comply with each and every condition may <br />result in the revocation of the conditional use permit. <br />All proposed site improvements must conform to the Site Plan Review approval of <br />DP No. 2021-13. <br />2. Any amendment to -the . pP No. 2021-13 or SPR No. 2022-02, including <br />modifications to approved materials, finishes, architecture, site plan, landscaping, <br />and square footage must be submitted to the Planning Division for review. At that <br />time, staff will determine if administrative relief is available or if the Development <br />Project Review or Site Plan Review Application must be amended. <br />3. Prior,to building permit issuance of the proposed new single-family residence, the <br />applicant will submit a formal landscape plan for staff review. <br />Applicant must construct a minimum six-foot high perimeter block wall for the side <br />and rear property lines for the proposed parcel. <br />After project occupancy, landscaping and hardscape materials must be maintained <br />as shown on the approved landscape plans. <br />Resolution No. 2022-16 <br />Page 5 of 5 <br />
