Greenville Street <br />Santa Ana, California 92704 <br />Re: Accessory Dwelling Units Standards <br />Section 41-194.3 Development Standards. <br />Summary <br />(714) 492-9779 <br />The City of Santa Ana Planning Commission, and the City of Santa Ana City Council, have done <br />an outstanding job in researching and establishing regulations for the development of Accessory <br />Dwelling Unit construction in this municipality. Careful thought and preparation ---complying <br />with State of California laws on Accessory Dwelling Units (A.D.U.) and Junior Accessory <br />Dwelling Units ---have, so far, been beneficial for both private homeowners, and the City at <br />large. <br />Minor -but Serious -Errors <br />Accessory Dwelling Units ---that are detached from the primary residence ---may be of two-story, <br />if the primary residence is two -stories in height. The maximum height, of a two-story residence, <br />is 35 feet. That is the maximum height whether it is a brand-new residence to be built, or, a two- <br />story room addition, where the new addition is the second story. <br />No problem here, so far. <br />However, City of Santa Ana Municipal Code Table 41-194.3 "Maximum Height" states that the <br />"detached" A.D.U. cannot be higher than sixteen feet. That is the serious error, and is unfair --- <br />even harmful ---to the homeowner who has a two-story single-family residence, no higher than <br />thirty -five -feet; has a detached two -vehicle garage of which an A.D.U. can be built on top of the <br />structure; and ---has limited back yard space that should not be taken up with a "wide" A.D.U. <br />Sixteen feet high, maximum. <br />
