Birch Street <br />October 10, 2022 <br />Page 2 <br />2 <br />9 <br />7 <br />1 <br />The overall scope of work includes reconstructing and expanding an existing 372- <br />square-foot accessory dwelling unit (ADU) by approximately 464 square feet to <br />accommodate two bedrooms, and a larger living room, bathroom, and kitchen. The <br />modified ADU will be reconstructed to meet current ADU setback requirements, with a <br />minimum side yard setback of five feet. In addition, the applicant proposes to construct <br />a new detached two-car garage, 440 square feet in size, to be located towards the rear <br />of the property, adjacent to an existing rear alley. Lastly, the site would be improved by <br />the removing existing chain-link fencing, the demolition of an existing patio cover and <br />shed, demolition of existing laundry room, and by the installation of new landscaping, to <br />include new turf, trees, and shrubs. <br />The overall architectural style is also proposed to be altered to be consistent with the <br />new residential addition, which is proposed to be designed in a Craftsman architectural <br />style. The new residential design would feature a low pitched, front-gabled roof design <br />with a full-width, broad front entry porch with battered (tapered) supports/columns with <br />masonry siding. The roof is proposed to be clad in composition asphalt shingles while <br />the rest of the residence is proposed to be clad in a combination of wood lap siding and <br />wood shingle exteriors at the gable-ends. The residence would feature broad, open <br />eaves, decorative attic vents, and exposed structural members such as rafter tails and <br />knee braces. Two large fixed wood windows and a single-hung window would define the <br />front (east) elevation. Along the north, south, and west elevation the residence would <br />feature a combination of single-hung and fixed wood windows. All the proposed <br />windows feature divided lights, decorative wood trim, and extended lintels.
