Steele and Ana Steele,husband and wife,owners of the property on 2245 Halladay <br /> St.,Santa Ana,California 92707,and also WORLD PROPERTIES LP a California Limited Partnership that owns a leasehold interest <br /> on the rear 20 feet of said lot. <br /> > 1.Firstly,we object to the city's full take of the above referenced property as opposed to a partial acquisition,which we would <br /> support for a just compensation. <br /> >Based on the city's street widening development plans it does not appear that the rear 20 feet of the lot are required or planned to be <br /> used for that project. <br /> >On the rear 20 feet and across the full width of the lot there is an existing lease agreement with WORLD PROPERTIES LP for the <br /> duration of 99 years with more than 90 years remaining.A partial acquisition would be the better option as it would not disturb my <br /> existing lease agreement that is recorded on the title to the property. If a full acquisition of the property is preferred I am requesting to <br /> be compensated for the value of that lease. <br /> >2. Secondly,the City of Santa Ana has caused us to suffer a loss of$82,500 in rental income for the last 25 months due to the fact <br /> that in December 2020 the City paid our tenant to leave the property and relocate in preparation for the City's imminent acquisition of <br /> the property.At the time,we were informed that any loss of rent would be considered and added to the purchase price of our property <br /> when sold to the City so we can be reimbursed for the rental loss.As a result,we were unable to offer the property for long term rental <br /> and since there was an uncertainty to when the City would take over the property,we were unable to rent it and it remained vacant for <br /> the last 2 years. <br /> >3.Thirdly,the City of Santa Ana has not provided a fair compensation for its highest and best use of this property. <br /> >I have made an effort in good faith to negotiate with the City's relocation company to sell the property to the City. Their most recent <br /> offer of$530,000 on November 15th 2022 was less than their previous ones.My last counter offer to them was in the range of <br /> $740,000 which,I noticed is a similar price to what the City is paying my neighbor at 909 E Warner Ave,according to your consent <br /> calendar today,item 19,for a similar property located one parcel away.
