A total of 75-percent of the units will be set aside for extremely low-income households at 30- <br />percent AMI.On June 21, 2022, City Council approved two Loan Agreements for a total combined amount of $4,644,909,15 project -based vouchers, a <br />joint 65-year Ground Lease, and a Development Impact Fee Deferral Agreement with Washington Santa Ana Housing Partners, L.P. for the <br />development of the Crossroads at Washington affordable housing project located at 1126,1136, & 1146 East Washington Avenue. The City's <br />$4,644,909 financial assistance consists of $3,007,489 in HOME Program funds and $1,637,420 in Neighborhood Stabilization Program funds. The <br />Development Impact Fee Deferral Agreement with Washington Santa Ana Housing Partners, L.P. also defers approximately $652,717 of their <br />development impact fees. The Crossroads at Washington project will have 85 new affordable units and 1 manager's unit, with 42 three- and four - <br />bedroom units for large families, and 43 one- and two -bedroom affordable units for persons experiencing homelessness. 100-percent of the units will be <br />for extremely low- income households at 30-percent AMI.On November 15, 2022, City Council approved a pre -commitment $2,200,000 in Inclusionary <br />Housing Funds for Habitat for Humanity of Orange County for the development of six affordable ownership units at 1921 W Washington Avenue. The <br />six affordable ownership units will be set aside for low-income households at 80-percent AMI. All units will have approximately 1,430 sq. ft. of interior <br />living space, with 3-bedrooms and 2.5-bathrooms, a private yard (431 sq. ff.), and a private two -car garage with direct access to each unit (residents will <br />be required to park vehicles in the garages and not use garages only for storage). <br />42.
