General and Special Real Property Taxes for the current fiscal year. <br />2. Covenants, conditions, restrictions, easements, reservations, rights, and rights -of- <br />way of record. <br />Grantor hereby reserves unto itself the rights to any existing County -owned utility <br />lines, pipelines or other facilities (hereinafter "Improvements"), including <br />easements for access, use, reconstruction, excavation, maintenance, repair, <br />removal, or any other necessary action related to such Improvements, currently <br />existing within the Property to be conveyed by this quitclaim deed, whether or not <br />such easements are shown in the Official Records, and regardless of whether such <br />Improvements are apparent by physical inspection ("Easement Area").
