Oxnard Village is an approximately 60-acre privately funded re development <br />project located at the westerly gateway to the City of Oxnard, along the <br />101 Freeway. The under-utilized site contained 1950's era motel, mobile <br />home park, retail/commercial and light manufacturing uses. This mixed <br />use project will ultimately include 1,500 residential units with row -houses, <br />podium stacked flats, live -work units and luxury high rise condominiums and <br />luxury hotels. Four parking lots have already been designed which included <br />aesthetic, decorative lighting, water quality, space, enhanced paving, <br />vehicular, pedestrian and disabled access, as well as drainage challenges. <br />In each case, both a functional and aesthetically pleasing built environment <br />resulted. Fehr & Peers made <br />VIVIT estimates for the entire Orange County region in support of <br />the recommended thresholds of significance, including screening <br />maps to facilitate City processing of projects. Fehr & Peers also <br />provided a guidance document with sample projects to assist the <br />City with implementation. This effort included education of staff and <br />collaborative meetings to meet City goals. The City VIVIT thresholds <br />and TIA Guidelines have been adopted by the Santa Ana City Council.
