For this reason too, <br /> the Water Supply Assessment is deficient and must be revised. <br /> Third, it appears that the Water Supply Assessment understated the scope of the <br /> Project. It provides: <br /> "The proposed project includes the development of a five-story mixed- <br /> use building consisting of 449 apartment units, approximately 23,300 SF <br /> of retail and commercial space, and a garage at the south side of the site, <br /> and 58 townhome units at the north side of the site." Water Supply <br /> Assessment at 6. <br /> However, per the April 24, 2023 Planning Commission Agenda, Item 4 (p. 5), the <br /> Project is described as having "26,800 sf. of leasable commercial space." As such, the <br /> Water Supply Assessment is short on 3,500 commercial space. <br /> Moreover, the Water Supply Assessment does not identify which portion of <br /> commercial space is retail. This is significant, since it is reasonable and also known <br /> that various types of commercial spaces have various water use and demands.
