Scope of Services (continued) <br />Plan checked documents are returned to the City. <br />The plan checked plans and specifications are logged out by the project manager <br />and returned to the City, either as a hard copy or electronic format, along with the <br />plan check checklist, if appropriate. A transmittal will be included to the City stating <br />that the 1 st, 2nd, or 3rd plan check has been completed, whether or not the plans <br />are recommended for approval, or if a subsequent review is required. The plans, <br />conditions of approval, City documents, and transmittal will be delivered to the City of <br />Santa Ana. <br />Communication with City staff. <br />RJM will be available to meet with City staff and/or the applicant, to communicate <br />plan check comments and resolve issues. Communication may also occur via email or <br />telephone to answer questions of staff or the applicant. <br />Plan Check fees are based on our standard hourly rates. <br />Plan check fees are based on our standard hourly billing rates for the Principal, Project <br />Managers, and Irrigation Designer. The same standard hourly rates apply to all <br />aspects of plan review, i.e. preliminary plan check, construction documents, rechecks, <br />revisions to approved plans, inspections, re -inspections, pick-up and delivery of plans. <br />Plan Check Schedule: <br />Plan check services are to be provided based on the City's requested time frame. <br />Normally, two weeks is required for the initial review and one week is sufficient for <br />turnaround on subsequent plan check reviews. In those instances where the City may <br />submit multiple plan checks for review simultaneously, we will make every effort to <br />turnaround multiple plan checks within the two -week turnaround period. <br />However, as with all plan checks, the expediency with which plans are reviewed <br />depends on the plans themselves —the size of the drawing package, the legibility <br />of the plans, organization of the drawings and the quality and completeness of the <br />plans. <br />In addition, we always maintain open communication between our contacts on City <br />Staff and the RJM plan check team. If we receive multiple plan checks for review <br />simultaneously, we will discuss with City Staff how the reviews should be prioritized, <br />how RJM can best accommodate the City's schedule, and our estimated timeframe <br />for plan check return. <br />INSPECTION SERVICES <br />Our comprehensive inspection services include: <br />Field review of the project site conducted by RJM's site inspection landscape architect <br />at the request of City staff. <br />Field review of landscape improvements on -site during the plan check process or <br />at the completion of construction to verify that landscape and irrigation installation <br />is in compliance with the design plans, performed by our site inspection landscape <br />architect. <br />Coordinate with Irrigation Plan Reviewer and City Staff the necessity of landscape and <br />irrigation review/audits as required by City of Santa Ana MWELO. <br />Provide summary of recommended corrections (punch list) for contractors required <br />to be consistent with the approved construction drawings (within 3 days of <br />inspection). <br />Perform follow-up inspections as requested by City Staff. <br />26 1 City of Santa Ana - On -Call Landscape Architectural Services <br />
