Community Plan Exemption Checklist <br />City of Santa Ana Gary Avenue Business Park Project <br />No New Impact. The nearest fire station is OCFA Fire Station 79, located at 1320 E Warner Avenue, <br />approximately 1.3 miles to the Project site. The new industrial warehouse employees would replace the <br />existing office employees on the site and result in a reduction of approximately 246 employees onsite at <br />full occupancy. In addition, the existing older buildings would be replaced with new buildings with current <br />fire safety infrastructure. Thus, the proposed Project use is not anticipated to increase the in demand for fire <br />protection and emergency medical services, and the Project would not require construction of a new or <br />physically altered fire station that could cause environmental impacts. Therefore, the Project would result in <br />no new impacts related to fire protection services. <br />b) Police Protection <br />No New Impact. The nearest City of Santa Ana Police Station is the Santa Ana Southeast Substation, located <br />at 1780 McFadden Ave #1 14B approximately 2.9 miles to north of the Project site. As described above, <br />the Project would not increase the number of employees on the site. The proposed Project land use and <br />operation would be similar to existing conditions. Crime rate and population density are not anticipated to <br />be impact by the Project, and the new building would include current security measures that would be <br />reviewed by the City during the development permitting process. Therefore, the Project would result in no <br />new impact related to police protection. <br />c) School Services <br />No New Impact. The nearest public school facilities include Monroe Elementary School (1.6 miles to the <br />northwest), Manuel Esqueda Elementary School (2.2 miles to the northwest), Cesar E. Chavez High School <br />(2.2 miles to the northwest), and Douglas MacArthur Fundamental Intermediate (2.2 miles to the west). The <br />Project does not include any housing and would not directly create additional students to be served by <br />schools. In addition, the Project would not increase the number of employees on site that could indirectly <br />impact school attendance rates. Therefore, the Project would not result new impacts related to school services. <br />d) Parks <br />No New Impact. As discussed above, the Project would not create an additional need for housing; and <br />would not directly increase the residential population of the City and generate additional need for parkland. <br />Therefore, the Project would result in no new impacts related to parks. <br />e) Other Public Facilities <br />No New Impact. The Project would not result in a direct increase in the population of the Project site and <br />would not increase the demand for public services, including public health services and library services which <br />would require the construction of new or expanded public facilities. Therefore, the Project would result in no <br />new impacts related to other public facilities. <br />Conclusion <br />With regards to the issue area of Public Services, the following findings can be made: <br />1. No peculiar impacts to the Project or its site have been identified. <br />2. There are no potentially significant off -site and/or cumulative impacts which were not discussed by <br />the GPU EIR. <br />3. No substantial new information has been identified which results in an impact which is more severe <br />than anticipated by the GPU EIR. <br />Uniformly Applied Development Policies or Standards (DP/S) <br />California Fire Code, as included in Municipal Code Chapter 14. <br />86 <br />
