E - RELEVANT PROJECT EXPERIENCE <br />Laguna Art Museum, Laguna Beach, CA <br />Client: <br />The Laguna Art Museum <br />Contact: <br />Joel Woodward — Director of Operations — 307 Cliff Drive, Laguna Beach, CA 92651 <br />jwoodard la unaartmuseum.or 949 494-8971 x206 <br />Project <br />AEI prepared Facility Condition Assessment/Property Condition Survey on an 18,000 SF <br />Discussion: <br />art museum and community center that was originally constructed in 1929 and <br />expanded in 1986. The building was located on a zero -lot line basis and included 2 <br />floors above grade plus a walk -out basement/terrace level. The assessment was <br />completed in accordance with ASTM E2018-15. AEI's detailed investigation included the <br />use of specialty system consultants which provided detailed analysis of the following <br />building systems: 1) Building Envelope & Roof; 2) Mechanical, Electrical, Plumbing (MEP) <br />/ Fire & Life Safety & 3) Elevator Conveying Systems. AEI's detailed report included <br />short term cost estimates related to deferred maintenance and accessibility upgrades. A <br />long-term capital plan over a 15-year period for various system replacements and <br />retrofits. <br />Presentation: <br />Narrative report with photographs detailing various building systems. Cost estimate <br />tables were presented for immediate and life safety repairs, and a detailed capital <br />reserve plan over a 15-year period.
