13 City of Santa Ana <br />On Call Right -of -Way speciality Services: Acquisition and Relocation <br />MANAGEMENT APPROACH <br />At Monument, we believe the success of any project includes exceeding the expectations of the client and <br />project stakeholders while providing a pleasant and pain -free experience for the impacted public_ We will <br />accept nothing less. <br />Led by Daniela, the Monument Team will function as an integrated player working with City staff and other <br />stakeholders, collaboratively, as one team. Daniela will oversee the entire project from appraisal thru project <br />close out, and is supported by an experienced team which will provide the City with attentive service_ Daniela <br />will attend project coordination meetings, City Council meetings and represent the City in all public meetings. <br />The City will benefit from her technical and pragmatic experience in all aspects of right-of-way, as well as her <br />exceptional communication and results driven project implementation_ <br />Monument's philosophy on project management sets us apart from our competitors and has proven over the <br />years to provide successful results to our clients. We approach project management by dividing the process <br />into four structured phases: Project Planning, Project Execution, Project Monitoring and Control, and Project <br />Closure. Monument accomplishes each of these phases through task -based structure and process. The four <br />phases are: <br />t... <br />PROJECT PLANNING <br />Monument will initiate the acquisition and <br />relocation activities according to the approved <br />work plan. Daniela will work closely with the <br />Team to ensure there is a clear understanding of <br />goals and expectation. <br />PROJECT MONITORING AND CONTROL <br />Daniela is obsessed with monitoring and control. <br />Monitoring and control are often combined <br />with execution because they can occur <br />contemporaneously. As Daniela executes the <br />work plan, she will constantly monitorthe Team's <br />progress to ensure the schedule is being met <br />and the project is staying within budget. <br />PROJECT EXECUTION <br />At this stage, Monument will initiate the acquisition <br />and relocation activities as prescribed in the plan_ <br />Daniela will work closely with the right-of-way <br />team to ensure there is a clear understanding of <br />goals and expectation. <br />PROJECT CLOSURE <br />Congratuiationsi We have completed a <br />successful project. Monument closes a project <br />when we deliver the finished project to the City. <br />This is an exciting and vital step in the project life <br />cycle_ Closure of the project allows our collective <br />team to evaluate results of the project with the <br />City, and review successes and lessons learned <br />which can be applied to the next project_ <br />monument <br />
