• <br />ABM® <br />r i T v r) F Building Value <br />Scope of Work to be Performed on Equipment List <br />Provided on RFP, Table A: City of Santa Ana Air Conditioning Units <br />Operational Maintenance <br />a. Open the local disconnect. <br />b. Perform a visual inspection of the equipment including subassemblies, wiring harnesses, <br />contacts, cables, and major components. <br />c. Check de -energized nuts, bolts, screws, and connectors for tightness and heat <br />discoloration. Re -torque these connections per the manufacturer's specifications. <br />d. Check the humidifier pan, (if applicable) clean, as necessary. <br />e. Check the humidifier drain, (if applicable) clean, as necessary. <br />f. Check the infrared lamps (if applicable), replace as required. <br />g. Check the air filters for cleanliness, replace if necessary. <br />h. Wipe down the filter housing, as necessary. <br />i. Check the bearing temperature on supply fans, return fans and condenser fans using a <br />hand-held infrared thermometer. Bearing temperature should not exceed 180 degrees <br />j. Check the bearings temperature on fan motors using a hand-held infrared thermometer. <br />Bearing temperature should not exceed -180T. <br />k. Wipe down the motor and the entire unit, as necessary. <br />I. Inspect wiring and refrigerant lines for signs of chafing. <br />m. Check the refrigerant level if signs of low suction or high head pressure. <br />n. Check the oil level. <br />o. Check the condensate drain, clean, as necessary. <br />p. Check and clean the condensate pan. <br />q. Check the sheaves and pulleys for alignment and wear (if applicable). <br />r. Check the fan belts and pulleys; adjust the tension in accordance with manufacturer's <br />recommendations. <br />s. Exercise the butterfly valves if applicable. <br />t. Close the local disconnect and verify that the unit returns to normal operation. <br />u. Cycle the condensate pump to check for proper operation. Pour a cup of water into the <br />pump and verify that the pump starts and removes the water. <br />v. Measure voltage and amp draw for each fan and compressor during operation. <br />w.
