T HE W ARNER P ROJECT <br />W ATER S UPPLY A SSESSMENT A UGUST 21, 2020 <br />F USCOE E NGINEERING , I NC. 8 <br />2.1.1 Existing Water Use <br />As mentioned, the existing land use of the Project include office, warehousing, industrial, and a <br />temporary homeless shelter. There are currently three buildings that occupy approximately <br />160,400 SF at the Project site. See Figure 2 for an aerial image of the existing land uses at the <br />proposed Project site. <br /> <br />The water demand factors from the City of Santa Ana Design Guidelines for Water and Sewer <br />Facilities (March 2017)2 were utilized to establish an estimate of existing water demands at the <br />Project site. An industrial water demand factor of 3,500 gallons per day (gpd) per acre was <br />employed to account for three existing buildings at the Project site. In addition, a landscape <br />water demand factor of 3,000 gpd/acre was employed for the scattered landscaping at the <br />Project site.
