T HE W ARNER P ROJECT <br />W ATER S UPPLY A SSESSMENT A UGUST 21, 2020 <br />F USCOE E NGINEERING , I NC. 10 <br />2.1.2 Proposed Water Use <br />As mentioned, a total of 1,150 units are proposed which consist of studios, one-bedrooms and <br />two-bedrooms units. In addition to residential uses, approximately 80,000 sf of retail and <br />approximately 247,506 SF of landscaping is also proposed as part of the Project. See Figure <br />3 below for the proposed site plan for the Project. <br /> <br />Total Project residential water demands include estimates of both indoor and outdoor water <br />demands. Indoor water demands include toilet-flushing, showers, baths, dishwashers, washing <br />machines, faucets, and leakage. Outdoor water demands include landscape irrigation <br />estimates. The estimates for residential water demands were developed by following the Orange <br />County Water Reliability Study by MWDOC. The following sections evaluates the ability for the City to meet the proposed <br />increase in water demands. <br /> <br />Note: A 12” existing water main crossing at the northeast corner of the Project site must be <br />relocated to the public right-of-way on Warner Ave and Red Hill Ave. <br /> <br />
