In the City of Santa Ana, <br />the regulations and processes are provided in Chapter 34 of the Santa Ana Municipal <br />Code (SAMC), which pursuant to Section 34-126 and 34-127, includes the approval of <br />tentative maps by either the Zoning Administrator or the Planning Commission, as <br />appropriate. Following approval of a tentative map by the approving body, the property <br />subdivider prepares and submits a final map to the City Engineer for approval. If the final <br />map is in the correct form prescribed by the Subdivision Map Act and Chapter 34 of the <br />SAMC, and all conditions set forth in the tentative map are met, the final map shall be <br />approved by the City Engineer. <br />The Zoning Administrator approved a tentative map for 2110, 2114, and 2202 East First <br />Street on July 31, 2019. City Council was informed of the Zoning Administrator's approval <br />at its August 20, 2019 meeting. The City Engineer has received Final Parcel Map No. <br />2016-165 (City Parcel Map No. 2018-02) for the referenced subdivision from Joy <br />Hendricks representing property owner Broomell Commercial Properties. This final parcel <br />map (Exhibit 1) merges two existing lots into one parcel for the purpose of creating two <br />air -space condominium units - one unit per building. The subject site is located in the <br />General Commercial (C-2) zoning district and has a General Plan land use designation <br />of District Center (DC). The site is located in the Metro East Mixed Use (MEMU) Overlay <br />Zone (OZ-1). <br />The City Engineer is in the process of reviewing the map for technical accuracy and final <br />approval. This action informs the City Council of the imminent approval of the referenced <br />subdivision based upon the Subdivision Map Act and meeting all the conditions of <br />
