Public Works Agency <br />https://www.santa-ana.org/pw <br />Item # 19 <br />o`7, City of Santa Ana <br />20 Civic Center Plaza, Santa Ana, CA 92701 <br />Staff Report <br />February 2, 2021 <br />TOPIC: Receive and File Certification and Approval of Final Parcel Map No. 2017-03 <br />AGENDA TITLE: <br />Receive and file Certification of Approval by City Engineer of Final Parcel Map 2017-03 <br />(521-645 North Ross Street, 620 North Broadway and 333 West Santa Ana Boulevard) <br />(Property Owner: County Of Orange) <br />RECOMMENDED ACTION <br />Receive and file certification of approval by City Engineer of final Parcel Map 2017-03 for <br />property owned by the County of Orange. <br />DISCUSSION <br />In California, regulation and control of the division of real property is vested in the <br />legislative bodies of local agencies by the Subdivision Map Act. In the City of Santa Ana, <br />the regulations and processes are provided in Chapter 34 of the Santa Ana Municipal <br />Code (SAMC), which include the approval of a tentative parcel map by the Zoning <br />Administrator pursuant to Section 34-126, and notice of such approval to City Council. <br />Following approval of a tentative map by the advisory agency, the property subdivider <br />prepares and submits a final map to the City Engineer for approval. If the final map is in <br />the correct form prescribed by the Subdivision Map Act and Chapter 34 of the SAMC, and <br />all conditions set forth in the tentative map are met, the final map shall be approved by <br />the City Engineer. <br />The tentative map for the referenced subdivision was approved by the Zoning <br />Administrator on January 16, 2019. A staff report informing City Council of the approval <br />of the tentative map was provided to Council during the March 19, 2019 City Council <br />meeting. The City Engineer has received Final Parcel Map No. 2016-182 (City Parcel <br />Map No. 2017-03) for 521-645 North Ross Street, 620 North Broadway, and 333 West <br />Santa Ana Boulevard (Exhibit 1) from the County of Orange. This final parcel map merges <br />five existing parcels within the Civic Center area into one site and divides the new site <br />into two (2) parcels of land to facilitate the ongoing development of the County's <br />administrative offices. The property is located in the Specific Development No. 84 zone <br />with a Government Center subzone. <br />
