He has been responsible for the delivery of over <br />$400 million in direct project construction cost and has overseen over $800 <br />million in real estate holdings. <br />Mr. Biro draws on his over 18 years of community service with the City of <br />Redondo Beach where he has served as Harbor Commissioner, Planning <br />Commissioner, and Chair of the General Plan Advisory Committee to activate <br />and engage members of the community for successful project outcomes. <br />Mr. Biro understands the importance of project communication with all <br />stakeholders, understands the technical nuances of projects, and can bridge <br />the conversations from the field to the neighborhood to City Hall. <br />Relevant Experience <br />Owner's Representative, Alcast Foundry / City of Redondo Beach <br />(Duration: 2018-Present; Value: $20 million) —The Owner's Representative <br />role for Alcast Foundry consisted of a 36-unit in -fill subdivision in the City of <br />Redondo Beach. The project required a conditional use permit, map, and <br />design review. The effort included multiple community outreach meetings and <br />community engagement that lead to an unopposed and approved project. <br />Owner's Representative, 540 E. Imperial Ave / City of E Segundo <br />(Duration: 2015-2020; Value: $80 million) —The Owner's Representative <br />role for 540 E. Imperial Ave. consisted of a 58-unit in -fill subdivision in the <br />City of El Segundo. The Approved project required specific plan amendment, <br />development agreement amendment, and processing of a minor modification. <br />This effort included multiple community outreach meetings, planning <br />commission and city council meetings, day-to-day coordination with the <br />construction team and city staff, and construction update meetings with the <br />neighborhood. This infill site had 22 adjacent homes most of them <br />encroaching into a 5-acre El Segundo Unified School District site, and it <br />required obtaining a right of entry request and repair and put back <br />coordination associated with the construction effort. <br />Owner's Representative, 8615 Whitter Blvd. City of Pico Rivera <br />(Duration: 2015-Present)—The Owner's Representative role for 8615 <br />Whitter Blvd. consisted of a 79-unit affordable housing project. This effort <br />required strong community involvement and dedication to overturn a planning <br />commission denial into a city council approval. <br />Director of Land Development, Menifee Town Center / City of Menifee <br />(Duration: 2011-2015; Value: $14 million Phase I and $6 million Phase II) <br />—Development Manager for the Menifee Town Center. Processing of a <br />tentative parcel map, public use permit, plans of service, and joint use license <br />agreement with Riverside County Flood Control. Coordinated the preparation <br />of improvement plans for the entire project, including the construction <br />
