GPA No. 2020-07, AA No. 2020-05 - Westview Housing <br />January 19, 2021 <br />Page 3 <br />Project Analysis <br />The applicant is requesting approval of the subject entitlements in order to construct an <br />85-unit affordable housing project. Of the units, 58 will be set aside for extremely low- <br />income households at 30 percent of the Area Median Income, 26 units will be for <br />permanent supportive housing for persons experiencing chronic homelessness, and one <br />unit will be used as a manager's unit. In particular, 10 of the 26 permanent supportive <br />housing units will be for transitional aged youth (i.e. emancipated foster youth). The three - <br />and four -bedroom units will be designated for large families, while the one and two <br />bedroom units designated for permanent supportive housing. <br />Common open space includes a 5,000-square foot playground and picnic area, two <br />residential rooftop patios, internal courtyards, and community rooms. The playground, <br />lawn and picnic area along Huron Drive will be accessible to the public, but maintained <br />by the property owner and managed by the on -site property manager. The development <br />consists of two buildings that vary from three to four stories in height. The portions of the <br />buildings that are closest to the single-family residential homes will tier -down to three - <br />stories in height.
