Tustin Ave <br />Hello, <br />My name is Steve Iberri. My wife and I have our daughter attending Plumfield preschool at 2112 E Santa Clara Ave, Santa <br />Ana. <br />Coming into the school heading west along Santa Clara, the driveway into the school is currently very congested in the <br />morning and evening times, around when I drop off and pick up our daughter. The left turn into the driveway is already <br />problematic given the other driveways in the area and the regular traffic at that time. <br />I have a lot of concern that a gas station added to the corner here would create dangerous traffic conditions turning into <br />and out of the preschool around these times. I have personally seen two accidents since March of this year at this <br />intersection and our daughter does not even attend preschool every weekday. <br />I also believe there are state code requirements on the distance required between a gas station and a facility such as a <br />preschool. This would literally be within a hundred feet, and I would worry that the fumes from the gas station would <br />cause long term issues with the kids who regularly play outside. <br />My understanding is the board originally voted to deny the conditional use permit to build within 500ft of a preschool, <br />and I request that you do the same to the appeal. There are all sorts of businesses other than a gas station that are more <br />suitable next to a preschool, and hardly any I can think of that would be a worse fit. <br />Thank you, <br />Steve Iberri <br />
