Tustin Ave <br />Importance: High <br />To whom it may concern, <br />My child is a student at Plumfield Preschool & Kindergarten located adjacent to the empty lot on the corner of Santa <br />Clara and Tustin Avenue. I am aware that the conditional use permit to develop a new gas station at that location was <br />denied at the last Planning Commission and was grateful to learn so. I am also aware, unfortunately the developer has <br />appealed this decision. Although not at all opposed to the development of the vacant lot, there are many reasons as to <br />why I personally oppose the use of the vacant lot to be used to develop a gas station. First and foremost is the use, <br />emissions, and storage of potentially hazardous materials in such close proximity (500 feet) to not only my child while at <br />school but all the children and staff members at Plumfield School. Putting our children and the staff members in <br />unnecessary health risk situations just doesn't seem worth it for any business and or city. If I am not mistaken there are <br />regulations put in place not that long ago to avoid these types of risks so I am hopeful that the Planning Commission will <br />uphold those requirements and regulations. My second concern is there are 5 other gas stations within approximately <br />1/2 mile of the proposed site for the new gas station; I personally do not feel this location in the city is in need of <br />another, especially with the risks it poses small and large. My last concern is with regard to the transient traffic that is <br />already a concern in the nearby areas of the school. Gas stations tend to welcome transient citizens for restroom use <br />and alcohol/concessions. The transient population is already one of concern in and around the area that I see every <br />morning during drop off and would prefer that we develop the area with something other than another establishment <br />that is one not needed, and two will welcome such a population that is already an ongoing issue. <br />I appreciate the opportunity to voice my concerns to the Planning Commission and do hope that they reconsider when <br />reviewing the appeal of the developer.
