Our objectives are to maximize <br />revenue, maintain safety and security, reduce <br />maintenance costs, and minimize liability for our <br />clients. Services include: <br />Interim Property Management Services <br />EPIC is prepared to handle interim property <br />management activities as needed to manage <br />properties acquired by the City. Tasks may include <br />collection of lease payments, managing and <br />maintaining licenses, leases, and rental agreements <br />for acquired properties, pursuing collection of <br />Focus on <br />Revenue <br />Capture <br />Hazmat, <br />Maintenance <br />Demolition <br />and <br />& Clearance <br />Inspections <br />Full -Service <br />Property <br />Management <br />24/7 Point <br />of <br />Reporting <br />Contact <br />& Insights <br />Long -Term <br />Planning & <br />Risk <br />Management <br />delinquent rents when necessary, setting up a client <br />bank account and reconcile with the income and expense reports, prepare monthly income and <br />expense reports, performing site visits periodically to monitor for encroachments, safety issues, <br />and property maintenance tasks. <br />Property Maintenance & Site Inspections <br />EPIC has developed proactive programs to periodically inspect client property for code <br />enforcement and easement compliance issues, environmental concerns, and unauthorized uses <br />by third parties. EPIC will identify unpermitted encroachments and unlawful activities, notify <br />trespassers of the need to vacate, engage code enforcement authorities on corrective action <br />noticing, take timely action on any violations, and log all findings and actions in a database. EPIC <br />can also work with the encroaching entity to install a permit, lease, or license if the use is deemed <br />acceptable by the City, and will work with qualified maintenance professionals, general <br />contractors, and construction managers to handle large or small emergency repairs. <br />Additional Value -Added Services for Santa Ana <br />Surplus Land Sales — Your Subject Matter Expert for Public Land Disposal <br />EPIC is the City of Santa Ana's local expert in the proper disposal of remnant parcels owned by <br />public agencies and the public auction process. EPIC's team of experienced real estate agents <br />will use proven processes for auctioning remnant parcels, using existing Request for Offer <br />and marketing templates and processes that have been used successfully to sell over $15 <br />million dollars in excess land sales over the last 10 years. EPIC will leverage our Esri ArcMap <br />technology to perform GIS analysis for every parcel sale to identify property owners within 500 <br />feet radius that may have an interest in buying. <br />Understanding of the Surplus Land Act <br />• The California Surplus Land Act of 2019 requires that when cities, counties, <br />a 13 �„ • transit agencies, and other local agencies sell or lease their land, they must <br />• �1 "5 prioritize it for affordable housing development. In short, the Surplus Land Act <br />. of 2019 deals with a requirement to use the land for affordable housing when <br />applicable.
