Fourth Street) <br />RECOMMENDED ACTION <br />Recommend that the City Council authorize the City Manager and City Clerk to execute <br />a Historic Property Preservation Agreement (Mills Act) with Jeff Pintar, representing 4th <br />and Broadway OZ SPE, LLC, a Delaware Limited Liability, for the property located at 302 <br />West Fourth Street, subject to non -substantive changes approved by the City Manager <br />and City Attorney (Exhibit 1). <br />EXECUTIVE SUMMARY <br />Jeff Pintar, representing 4th and Broadway OZ SPE, LLC, a Delaware Limited Liability, is <br />requesting approval to execute a Mills Act Agreement with the City of Santa Ana for an <br />existing commercial property located at 302 West Fourth Street that is currently listed on <br />the Santa Ana Register of Historical Properties. <br />DISCUSSION <br />Project Location and Site Description <br />The subject property, known as the Gilmaker Block (which is one building addressed as <br />302-308 '/2 West Fourth Street and 324 North Broadway), consists of an existing single - <br />story 8,863-square-foot commercial building on a zero lot line. The building is an <br />appropriately rehabilitated example of the brick vernacular commercial style that was <br />prevalent on smaller commercial buildings in towns across the west (Exhibit 2). The <br />Gilmaker Block is a contributor to the National Register -listed Downtown Santa Ana <br />Historic District. The property is also individually listed as No. 244 on the Santa Ana <br />Register of Historical Properties ("Register"). It was placed on the Register in 2001 and <br />was categorized as "Key." Although the resolution and accompanying executive summary <br />approving the Gilmaker Block as No. 244 on the Register could not be located, the <br />meeting minutes for the Historic Resources Commission hearing dated March 1, 2001, <br />approving the Gilmaker Block for listing on the Register, is attached to this report. <br />Historic Resources Commission c — 1 9/7/2023 <br />Exhibit 4 <br />
