The parties hereby do NOT waive their respective rights to trial by jury in any action or <br />proceedings involving the property or arising out of this Agreement. <br />51. Option for One Year: <br />Lessor hereby grants, provided Lessee is not then in default under the Lease, an option to extend this <br />Lease for an additional one year from the original expiration date of April 30, 2027 for a period of one <br />year under the same terms, covenants and conditions contained in the original Lease and <br />Amendments thereto provided the following rent is paid to Lessor: <br />May 1, 2027-April 30, 2028: $9,250.00 per month <br />1 <br />52. The following items belong to Lessor and have been left at premises to be used by Lessee (as <br />needed). The following items are to be returned to Lessor upon Lessee's exit: <br />1.
