The transportation of property, unless the injury or damage arises out of a condition in or on a vehicle not owned or operated by you, and that condition was created by the loading or unloading of that vehicle by any Insured; b. The existence of tools, uninstalled equipment or abandoned or unused materials. W.Professional services means those architectural, engineering, consulting, project management or construction management services that are performed by you or on your behalf.Professional services includes making recommendations for the site selection, transportation, disposal or treatment of pollution condition(s). X.Property damage means: 1. Physical injury to tangible property, including all resulting loss of use of that property. All such loss of use shall be deemed to occur at the time of physical injury that caused it; or 2. Loss of use of tangible property that is not physically injured. All such loss of use shall be deemed to occur at the time of the loss; or 3.Cleanup costs; or 4.Natural Resource Damage; or 5. Diminished value of property owned by third parties. Y.Replacement costs means reasonable expenses necessarily incurred by the insured to repair or replace real property or physical improvements to such real property that were made prior to the pollution condition and damaged during the course of responding to the pollution condition.Replacement costs do not include costs associated with improvements or betterments. Z.Responsible Insured means any employee of the insured responsible for environmental affairs, control, or compliance, or any officer, director, partner, branch manager, operations manager, or project manager of the Named Insured. AA.Suit means a civil proceeding in which damages because of bodily injury or property damage to which this insurance applies are alleged.Suit includes: 1. An arbitration proceeding in which such damages are claimed and to which the Insured must submit or does submit with our consent; or 2. Any other alternative dispute resolution proceeding in which such damages are claimed and to which the Insured submits with our consent. BB.Your product: 1. Means: a. Any goods or products, other than real property, manufactured, sold, handled, distributed or disposed of by: (1) You; (2) Others trading under your name; or (3) A person or organization whose business or assets you have acquired; and b.
