<br />May 7, 2024 <br />Page 3 <br /> <br />Santa Ana Housing Authority – Quarterly Report <br />Third Quarter of FY 2023-24 <br />JANUARY – MARCH 2024 <br /> Participants’ incomes come from a variety of sources, <br />as illustrated in Chart 6. A total of 36% of participating <br />families have income from employment. Participating <br />families pay a portion of their monthly rent based upon <br />their income and the payment standard for their <br />unit. The Housing Authority pays the difference <br />between the tenant’s portion and the contract rent. This <br />payment is the Housing Assistance Payment (HAP). <br />The average HAP for January 1, 2024 to March 31, <br />2024 was $1,417. <br /> <br /> <br />Production <br /> <br />HQS Inspections: At least once every two (2) years, <br />the Housing Authority must inspect each assisted-unit <br />to ensure it meets HUD’s Housing Quality Standards <br />(HQS) in compliance with the federal regulations. From <br />January 1, 2024 to March 31, 2024 a total of 336 <br />inspections and re-inspections of our assisted-units <br />were performed of which 107 inspections failed. Chart <br />7 illustrates the number of inspections performed on a <br />monthly basis during the reporting period. <br /> <br />Recertifications / Interims: <br />Each year, the Housing Authority must re-certify every <br />assisted-family to verify the family is still eligible for <br />assistance. In addition, when a participant’s income <br />changes, an interim examination must be <br />performed. During the reporting period, a total of 838 <br />recertifications and interims were conducted. Chart 8 <br />illustrates the number of recertifications and interims <br />performed. <br /> <br />Other Change of Unit: <br />These actions are completed when a family moves to a different rental unit. Twenty-four <br />(24) change of unit actions were processed during the reporting period. <br /> <br />New Admissions: <br />This action is completed when a family is admitted to the HCV Program.
