SECTION 2: That Chapter 3 of Article IX of the Santa Aha <br />Municipal Code is hereby amended by adding inuuediately following <br />Section 9328.1 the words and figures as follows: <br /> <br />SECTION 9328.2. Planned SingLe Family Developments. <br /> In order to make possible greater flexibility in the design and <br />arrangement of single family lots within single family subdivisions; <br />to provide a potentially more desirable living environment than may <br />be possible through the application of the traditional Zoning <br />Ordinance and Subdivision Regulations requirements; to allow <br />developers to use a more creative approach in the development of <br />single family neighborhoods; to encourage a potentially more <br />desirable and efficient use of open land; and to encourage variety <br />in the physical development pattern of the City, certain exceptions <br />to this Chapter may be approved in conjunction with the development <br />of land within the framework of the Planned Development Suffix <br />provided for in the Zoning Ordinance. <br /> <br /> In the event a Conditional Use Permit is approved as provided in <br />Section 9230.173 of the Zoning Ordinance for a planned single family <br />development, the following exceptions to this Chapter may be <br />approved: <br /> (a) An exception to the minimum 6,000 square foot lot area, <br /> provided there is sufficient area in common greens and <br /> recreational open spaces, held in undivided interest by <br /> the fee title holders of the residential units and lots, <br /> equivalent to the difference between the size of the lot <br /> and 6,000 square feet, for each residential lot within the <br /> planned single family development tract. <br /> (b) An exception to the minimum lot width. <br /> (c) An exception to the requirement that each residential lot <br /> have frontage on a public or private street, provided <br /> pedestrian ingress and egress is assured for each residential <br /> lot and vehicular ingress and egress is assured for each <br /> vehicular parking place, both by the appropriate agency of <br /> the City of Santa Ana. <br /> <br /> SECTION 3: That this Ordinance shall take effect thirty days <br />from and after the date of its adoption. <br /> <br />Ana at <br /> <br />ATTEST: <br /> <br />CLEP~K OF THE COUNCIL <br /> <br />STATE OF CALIFORNIA) <br />COUNTY OF ORANGE ) <br />CITY OF SANTA ANA ) <br /> <br />PASSED AND ADOPTED by the City Council of the City of Santa <br />its regular meeting held on the 3rd day of August, 1964. <br /> <br />SS <br /> <br /> I, DORIS M.
